Buying and selling property is a form of investment that can be very lucrative. Unlike traditional investments, you only need a down payment to get started on your first real estate purchase. You only need up to a quarter of the total cost of the property to get a mortgage. Then, you can take control of the land and start the flipping, rental, or another investment strategy. Here are some of the things you can do with your property to start making it an investment. 

Rental Properties

Experts in the real estate industry, such as Stefan Soloviev, explain that owning rental properties is a great option if you have DIY skills and can deal with tenants. That said, it typically does require a bit more upfront financial resources. Some of the pros of rentals are that it provides regular income, your property becomes more valuable, you can improve the land to get more money per month, and there are a lot of tax deductions available for renters. However, there are several cons, such as you have to deal with tenants, they can destroy your property, and vacancies can make the property an expense. 

Real Estate Investment Groups

When you want to own rental properties, but don’t want to deal with tenants, you should consider joining an REIG. That said, these require a lot of upfront capital. Basically, they are small mutual funds. Typically with these, a company builds apartments or condos and investors purchase them through the company, becoming part of that REIG. 

House Flipping

If you’ve got a lot of experience in renovations and the real estate market, such as if you were part of your state commission, house flipping is for you. You have to have a lot of capital upfront and be able to do the necessary repairs. This strategy is a lot different from most of the other real estate investment strategies. It’s more like day trading. with this, you want to purchase a cheap property, fix it in under six months, and sell it for as much money as possible. 

Real Estate Investment Trusts

People who don’t want to actually purchase a piece of property should consider joining a REIT. With this, investors give a corporation their money, which is then used for real estate investing. You can purchase and sell your REIT on the major stock exchanges. 

Online Real Estate Platforms

Those who want to be involved in large-scale deals should consider joining online platforms. These are basically crowdfunding investments. Often, you will be supporting projects headed by real estate developers. That said, there are other individuals who use this strategy. While you don’t have to have enough money to purchase the property outright, you still need a good bit of upfront capital for this strategy. 

Business Portfolios

You can also purchase commercial properties and run them yourself. This strategy is less like investment and more like entrepreneurship. However, it can produce a lot of capital gains. 

Whatever strategy you decide to go with, it is possible to make money off of real estate investments. There are plenty of ways to profit in this industry.
