What to Consider As You Choose Cash House Buyers

by Jeffery A. Brown

In the UK, the average home sale takes about four months. Unfortunately, if you’re preparing to sell your home, that time it sits on the market could be quite a bit longer especially if it’s not in a hot-selling spot or it needs some renovations. Because it can take so long to sell a home, many

homeowners are choosing to sell to cash buyers since the process is fast and associated with fewer nuisances. If you are planning to sell your home to a company offering fast cash for your property, there are a few things of which you should be aware.

Property Value: If you are thinking of selling your home to a cash buyer, the first thing you need to know is your home’s value. If you have no idea about the open market value of your home, you are at the mercy of what the company decides your home might be worth. The best way to know the value of your home is to look at the listings of homes sold recently in your area. From there, use a few different online home valuation tools to help you better understand the value of home your size. That will help you better know whether the company’s offer on your home is truly fair.

The Need for Repairs: When you work with a company that promises cash for your home, you are selling your home in as-is condition. In traditional home sales, after the home survey, you’re given a document that lists all the defects and deficiencies in your home. With a company that is buying your house for cash, though, you’re not expected to make any repairs or changes. They bought your home intending to make repairs or changes initially because they intend to sell it after those changes have been made, so they won’t require you to make any changes or pay for the changes that need to be made.

The Offer: Most people falsely tend to believe that if they sell a home with a cash buying company they will lose money. In fact, you will not lose any money. If you compare how much money you will make by going with the traditional route of selling a home compared to a cash buying company, it’s easy to see that you will probably receive the same amount of money with either venture. While the cash buying company will offer you 75-80 percent of the cash value for your home, there are no other fees and your home inspection and solicitor fees are paid by the company. If you go with an estate agent, you will not only have to pay a hefty commission but there are many other fees that you will be saddled with including the survey, legal fees, home repair costs, and fees for the photos and videos, etc. Plus, while you are waiting for a home buyer, you will still have to pay your mortgage, property tax, and utility bills. All these fees are avoided when you sell your home to a cash buyer.

Selecting a Reputable Home Buyer

If you’re ready to sell to the right company offering cash, you need to work with a reputable, honest company. Not everyone in this industry is equal, and sadly, scams are not uncommon. As a result, you have to check out the company you are dealing with by reading reviews, speaking to other sellers, and asking questions. Verify the company’s credential and ensure that it is registered with a physical address. Don’t ever advance them any money, either.  Legitimate cash buying companies will never ask you for any upfront fees for the application, inspection, or valuation of your home. If you are asked for money upfront, the company is bogus. When you speak to the cash home buying company representative, ask questions and determine if they answer all your questions. You want someone trustworthy, reliable, and open. Any time you sense that the representative is being evasive, it is time to look for other house buyers to meet your needs
